How the Loan Process Works

There can be no doubt that getting a mortgage is a complex process. You would not be researching mortgage loans if it were possible to get a loan in one day by filling out a simple application. We do most of the heavy lifting for you, so you can concentrate on what's important preparing to move into your new home or saving money. Getting a mortgage loan involves four major milestones.


Step One: Get Pre-Approved

Don't go house hunting without knowing what you can afford. When you get pre-approved for a mortgage loan, you identify exactly how much house you can afford. Plus, you can make a stronger, more competitive offer with a pre-approval. A pre-approval means the lender has reviewed your credit, income, employment, and assets. Step Two: The Mortgage Process

Once you have found your home, your real estate agent will provide us with the purchase contract and disclosures for us to begin the loan process. Our mortgage loan expert will contact you to begin the loan process and they will prepare the Loan Estimate and other loan disclosures. Income and asset documentation such as paystubs, W-2's, bank statements, copy of drivers licesne, etc. will be requested from you. You can find the full loan appilcation checklist on our site. From here, employment verification, title and appraisal orders will be placed. Once all of these items have been received, a mortgage underwriter will review to make sure all of the i's have been dotted and t's crossed for final loan approval. 

Step Three: Helpful Tips During the Loan Process

  • Don't be afraid to ask questions during the process.
  • Avoid making any major purchases like a new car or furniture.
  • Don't quit or change jobs.
  • Maintain a paper trail...earnest money, funds for downpayment, gift funds all have to be documented.
  • You'll hear from your mortgage lender throughout the loan process....to help keep things moving, provide information and documents in a timely manner.

Step Four: Clear to Close

 

Three of the best words to hear! We will coordinate with the title company to handle the closing and funding of your loan once it has been approved. We'll work with this company to ensure all the papers your loan requires are available, and you'll sign the closing documents at the title company's office. We work with the title company on the day of closing to ensure that the closing is smooth.
